Can I move in with pets?

Many of our properties are pet-friendly. If you’re moving in with a pet, we’ll discuss our pet policy with you.

What if I have a service or support animal?

You’ll want to visit our policy on this matter. We comply with all fair housing requirements.

When can I move in?

The move-in date depends on the property and when it will be ready. We’ll discuss move-in dates and move-in funds once you’re approved.

How do I pay rent?

We provide a secure and convenient online portal for rental payments and maintenance requests.

What happens if I pay rent late?

You’ll receive a 3 Day Notice to Pay or Quit. You’ll also be responsible for paying a late fee.

Qualifications

Applications must be submitted to Krystle Properties. We do not accept Zillow or outside vendor applications. A pre-qualified application can be applied towards a Krystle Properties unit, within your qualifying rental range, for up to 30 days.

Requirements

For properties renting monthly at $2,001 & above, a 700+ credit score required – conditional approval for 699-669 scores.
For properties renting monthly at $2,000 or less, a 670+ credit score is required – conditional approval for 669 – 640 scores.
Under a 640 credit score is automatic denial.

In addition to the above credit score criteria, the following requirements must be met:
~ Verifiable income of 3x the rent
~ Minimum of 3 years of verifiable good rental or homeownership history.
~ No evictions – may consider 5+ years old if rental history since has been perfect.

Conditional Qualification Notes:

If you fall short in one area but are strong in others, you may be eligible for a Conditional Qualification, which may involve:
– A larger security deposit
– A qualified co-signer (minimum 720 credit score and 4x rent in monthly income)
– Additional documentation or landlord approvals
* Not all landlords will consider applicants that fall within the conditional range.
* Applications that meet qualifications will get precedence over applications that fall in the conditional range.
